is the art of preparing homes for sale so that their best features are showcased and any problems are minimized.

Just as stagehands set the stage for a production, the same is done for a home. It is made to look cozy and inviting so that it stands out from the rest of the homes on the market. Most buyers are visual and have difficulty envisioning how a home could look with their furnishings, which makes it critical to “set the stage” or “paint a picture” for them.

Real Estate Staging is not about decorating – in most cases it is about un-decorating and is accomplished by home editing or de-cluttering, organizing, and the rearrangement of furnishing, artwork, and accessories.

It is the stager’s responsibility to look at the home through the buyer’s eye.


Staging Service Explanation:

Staging Consultation

We will tour your home and property, assessing it “through a buyer’s eyes.” This plan is for the do-it-yourselfers. This consultation includes a detailed report of recommendations for the enhancement of your property to help it sell for the most money in the least amount of time. Consultation usually takes from 1 1/2 - 2 hours including the written report.

 

Non Vacant - Real Estate Staging Project

Core rooms (typically living room or family room, master suite, dining room, kitchen) are staged using the owner’s furniture and accessories. If needed, small accessories can be rented.
 

Vacant - Real Estate Staging Project

This project includes a preview of the home to determine budget, furniture & accessory requirements and placement. Computerized proposal for furniture rental and recommendations for property enhancement.


Fees can be determined by the hour, for a half day (4 hours) or a full day (8 hours). 

 

Average Room Estimates:
1.5-2.5 hours for a living room or family room
45 minutes - 1.5 hour for a master bedroom
30-45 minutes for a dining room or office
30 minutes for a kitchen
15-30 minutes for a bath or entry
